If it's broken, fix it!
Buyers are looking for a house that's in working shape. A leaky faucet, cracked ceiling, torn screen door or broken cabinet doors will raise red flags and they'll wonder what else needs to be fixed. A good, deep cleaning will probably reveal the things you've forgotten about. If it's in disreparin, you need to fix it.
Create curb appeal.
In a competitive market, you don't get a second chance to make a good first impression. So make your house stand out! A fresh coat of paint, re-stain your deck, power wash the siding and patio and trim those over grown shrubs. And don't forget your front entry. If your entryway is lackluster, you might want to invest in a beautiful front door or add decorative glass to your entry. And what's more welcoming than a beautiful planter box!
It really doesn't take more than a few bucks to make your home feel warm and inviting. If you've got clutter – clean it up and put it in storage! Prospective buyers want to imagine themselves living in your/their home. Tear down old and faded wallpaper and replace it with a cool, modern pattern. Use max wattage blubs to highlight fabulous features. Wash all your windows – inside and out. And don't forget the screens. Paint will cover up blemishes or soften a too-bold-for most color palette. It may sound boring, but neutrals are what many buyers are looking for – initially. After living in the house a few months, they'll put their own stamp on the house.
Modernize for less.
Yes, a great kitchen or baths are in high demand, but you don't need to spend thousands on a total overhaul. There are a number of upgrades that can reap big rewards. New sink or faucets, hardware, updated lighting, stainless steel appliances or new flooring or backsplash will increase the sale ability of your home. Get rid of an outdated vanity and replace it with a cool pedestal sink – just make sure you still have storage too!
Finish it off.
While this might be a more expensive project, finishing off the basement or a three seasons porch will add square footage/living space and could be the difference between your house and the one across the street. It's almost like putting on an addition at a fraction of the cost. The foundation and walls are already there – so make it look awesome!
Buyers are looking for energy efficiency whether it's in new construction or existing housing. While "going green" might seem expensive, it really is a process and can really make your house stand out from the crowd. While it can be as expansive as new, Energy star windows or a new roof, there are other ways you can "go green" without breaking the bank. Bamboo or cork flooring, energy efficient blinds and appliances and low VOC paint are budget-friendly fixes. If nothing else, fix those drafty windows!
